Qualifications and Program Overview
The University of Toronto New Faculty Housing Program was initiated in 1996 to help new faculty become acclimatized to the City of Toronto.
This housing is available only to newly appointed faculty with continuing full-time academic tenured or tenure stream appointments to the University of Toronto, as well as to Senior Lecturers and Lecturers(with a contract length of 3+ years who are joining the University of Toronto from outside the Greater Toronto Area (GTA)). For example, Contractually Limited Term Appointments (CLTA), Clinical and Status Only Appointments, Post Doctoral Fellows, Staff Appointments and Students do not qualify for faculty housing The housing is offered on a limited term basis and up to three years from the year of first appointment with the normal turnover date being each July. The program is administered by the University's Real Estate Department and operates on a cost recovery basis with no subsidies.

About the Apartments
Location: The apartments for New Faculty are located in the northwest
quadrant of the University of Toronto St. George Campus on Spadina Avenue, Washington
Avenue, Sussex Avenue, and Huron Street. The neighbourhood is mixed with a combination
of university and non-university owned property including residential, commercial and
institutional buildings. The neighbourhood residential population includes long-term tenants, new
and visiting faculty as well as student groups.

Type of Housing: All apartments are unfurnished.
The majority of the apartments are in three storey homes that contain 2 to 3
units per home. Most of the houses are configured with a one-bedroom
apartment on the main floor and a two or three bedroom apartment on the
second and third floor of the home. Some houses are configured with
one-bedroom apartments on all three floors. We also have seven, two storey single dwelling houses.
While each apartment is unique, one-bedroom apartments are typically 1,000
square feet in size and are suitable for 1 to 2 persons. One-bedroom apartments include a bedroom with a clothes closet, a bathroom
with a shower and tub, an eat in kitchen with a fridge and stove and a separate
living room area, which in most cases can accommodate
an area for a small home office. Two bedroom
apartments are typically 1,200 square feet in size and some include a
dishwasher. Two bedroom apartments are suitable for 1 to 3 persons. Three bedroom apartments are approximately 1,450 square feet in
size and all include dishwashers. Some three bedroom apartments also include
an apartment size washer and dryer. Three bedroom apartments are suitable for 3 to 4 persons. Single dwelling houses have three bedrooms and are suitable for
4 to 6 persons.
There are three communal laundry facilities
conveniently located in the neighbourhood and available for new faculty to use free of charge.
Window coverings are also included in all apartments.
The staircase to the third floor is typically narrow, thus moving large pieces of
furniture or box springs to the third floor has sometimes been difficult or not
possible.
Noise can travel from one suite to another due to
the fact that these are older homes that have been subdivided into apartments. The sub-floors are not solid concrete as is common in high-rise apartment complexes.
Most fireplaces are not working, but have been retained for their decorative and historical value.
Air conditioning is available in all new faculty apartments.
Storage space in the apartments is limited. Additional storage is not provided. There are closets in all bedrooms,
some living rooms also have closets and some apartments also have a hall
closet. If you are
downsizing you will need to arrange for your own off-site storage of excess
furniture and other personal belongings.
Flooring in the apartments and houses can be any one of or a combination of carpet, vinyl, linoleum, ceramic, hardwood.
Pets are allowed in new faculty unfurnished apartments.
For your added security, all apartments are equipped with an alarm
system. You may choose to have the alarm system monitored by a security
company.
You should also consider insurance for your personal property as
well as personal liability insurance. The University does not carry insurance for

Housing Stock
New Faculty Housing consists of 51 apartments/houses.
- 23 One-bedroom apartments
- 8 Two-bedroom apartments
- 12 Three-bedroom apartments
- 8 Single-dwelling houses
Availability fluctuates from year to year depending on how many faculty renew their occupancy agreements and on whether or not apartments have been added to the current inventory. Beginning in May, we are normally able to inform applicants of what will be available for the start of the academic year. In order to facilitate the process, a wait list is maintained for interested faculty. Turnover typically occurs in the summer months and thus availability is at its peak in July and August. Availability during the remainder of the year is not as common, but does occur from time to time.

Rates
Each apartment is priced individually depending on size and amenities. We cannot guarantee that you will be offered the lowest priced apartment
in the category. The rates quoted below include all utilities, (e.g., heat, water and electricity), but exclude parking, telephone and cable. Please note rates are subject to change and to the annual provincial rent increase guideline.
- 1-bedroom apartments from $1,425 to $1,640 per month
- 2-bedroom apartments from $1,640 to $1,900 per month
- 3-bedroom apartments from $1,925 to $1,950 per month
- single-dwelling houses from $2,250 to $2,565 per month

Wait List
If you are eligible for new faculty housing and would like to add your name to the wait list, please read through this web site and then
provide the following information, point by point, in your e-mail request:
- please confirm that you have been offered and have accepted, in writing, a full-time academic tenured or tenure-stream appointment to the University of Toronto
- the Faculty, Department, Program you will be joining
- your position title
- the official start date of your appointment
- your family size and composition
- your preferences, e.g., one, two, three-bedroom apartment or single dwelling (please provide your 1st and 2nd preference; please note family sizes of three or
more and with children are given priority over the single dwelling houses)
- when you would ideally like to move in (please provide a range if you are flexible)
- your understanding that you would be committing to faculty housing until the following July
- contact numbers home and office
- your e-mail address (please use your preferred e-mail address in your communications; only one preferred address, please)
- confirmation that you have read this web site and understand the nature of the faculty housing program.
Providing you qualify, you should receive confirmation that your name has
been placed on the wait list within one week of your request. If you do not receive confirmation, this means your e-mail has not been received
and you should re-submit your request. Our e-mail address is noted below. Please keep us posted. If you decide
not to pursue the faculty housing option or if you have found other accommodations,
please let us know and we will take your name off the wait list. Also please let us know of any changes to contact information such as e-mail address and telephone numbers where you can be reached.
After placing your name on the wait list we recommend that you also begin to research other housing options. It is a good idea to become familiar
with the Toronto rental and housing market in the event that we are unable to offer you an apartment in faculty housing or in the event that faculty housing does not suit your particular needs. There are many resources and most are available on the
Internet so you can begin to explore from the comfort of your own home or office.
The wait list is administered on a first come, first serve basis.
When an apartment becomes available, the first professor on the wait list is considered. Where there is a
match between the size & timing of the available apartment, and the family size & preferred move-in date of the faculty member an offer of housing is made.
If there is not a match, the next professor on the wait list is considered.
The first professor is considered again when another apartment becomes available. Therefore a professor further down the wait list may be offered housing
in advance of others on the wait list depending on the size & timing of the available apartment/house.
We typically begin to contact professors on the wait list in May or sooner if possible regarding available housing for the start of the upcoming academic year.
Once all available housing has been offered and accepted, the remaining professors on the wait list will be notified.
We appreciate that you may need to secure housing in advance of this timetable.

Length of Stay and Notice Period
The eligibility period is a limited term up to three years from first appointment to the University with normal turnover occurring each July.
For example, if your appointment commences any time during 2012, you would be eligible for and would be able to stay in housing through to July 31, 2015.
The eligibility period is calculated from the year of appointment and not from the move-in date to a faculty housing apartment.
Your commitment to faculty housing, however, is on an annual basis.
Occupancy agreements terminate every July and renewals are normally due in March.
We do however hope that you will stay for your eligible term.
We require three month’s advance notice or payment in-lieu of notice, if you choose to leave
prior to July 31st.
Is Faculty Housing for You?
Faculty Housing may be for you if your plans were to rent a few years before
buying, if you want to be on campus, and if you feel you would be comfortable in faculty
housing for at least one year or more. If you are planning a visit to the University may we
suggest you take a walk through the neighbourhood and also speak to a professor in your department who has resided
in faculty housing. The photographs included in this web site should also be helpful. Knowing whether you will be comfortable in faculty
housing also depends on your current living arrangements and what you have
become accustomed to. Once in faculty housing, it is not practical to move between apartments due to costs and the limited term and quantity of faculty housing apartments. Please consider your needs and preferences carefully.

Parking
Parking is available for an additional monthly fee of $75. There are a limited number of parking spots reserved for faculty housing. Parking is generally located in the rear of the homes and the spaces are not covered.
There are no spaces reserved for guests. We ask that guests park on surrounding City streets (where permissible) or in University parking lots.
Please obey all parking signs, vehicles will be tagged and/or towed if parked in an unauthorized area. The above ground lot at the University's Faculty of Education (Bloor & Spadina) and the underground lot
at the University's Graduate House (Spadina & Glen Morris) are the two lots closest to Faculty Housing and
vehicles can be left overnight.

Telephone, Cable, and Internet Services
Telephone Service, Cable Service, E-mail and Internet Services including High Speed Internet Connections are arranged directly by you with
the various service providers. Both the cable company (Rogers Cable) and the telephone company (Bell Canada) offer competitive High Speed Internet Services.
The apartments are wired for telephone service and include one to three
telephone jacks depending on the size and layout of the apartment.
To activate your new telephone line and/or subscribe to Internet services, please contact Bell Canada at www.bell.ca/,
or by telephone, at 1-800-668-6878 (U.S. and Canada). If you are calling from overseas, you can call Bell Canada collect at 310-2355.
The apartments have cable wiring for television. To activate cable and/or subscribe to Internet services please contact Rogers communications at www.rogers.com/.
If you choose Rogers Cable to provide Internet service you will need a letter of permission from our department in order to permit Rogers to drill through the exterior of the home. Please request the letter
in advance.

Utilities
Utilities such as gas for heating, water and electricity (hydro) are included in your monthly occupancy fee and are all managed by the Real Estate Department.
You do not need to contact the utility providers regarding set up or shut down of service.

Accepting an Offer of Housing
If you accept an offer of housing an occupancy agreement must be signed and returned to us by regular mail or courier. The first month’s occupancy fee
is to be paid in advance to confirm the booking and should accompany the signed documents. Payment is to be in Canadian
funds by way of personal cheque, bank draft or money order. Subsequent to the first
payment, the monthly occupancy fee is due on the first of every month. A preauthorized
automatic monthly payment option is available for your convenience.
In order to assist you with your decision we will provide you with photographs and/or layouts if available.
We are also prepared to meet a friend or a colleague who you may want to have a look at the
apartment on your behalf. We will provide you with approximately one week's time (from the date of the offer is made via e-mail) to reach your decision. During this time, a letter
from your Department confirming your appointment will be requested (for eligibility criteria, please see "Qualifications and Program Overview" above).
